Home / FAQ

There's no silly home question.

Quick, plain-language answers. Each one is a starting point, not professional advice.

Maintenance

How often should I change my HVAC filter?

Every 1–3 months for standard 1-inch filters, more often with pets, allergies, or heavy use. Thicker media filters can last 6–12 months. Check the label.

How often should gutters be cleaned?

At least twice a year, in late spring and after most leaves fall. Homes under tall trees may need it more often.

When should I replace my water heater?

Tank water heaters typically last 8–12 years. Rusty water, rumbling, leaks around the base, or not enough hot water are signs it's time to plan for a replacement.

What should I do first if a pipe bursts?

Shut off the main water valve, turn off electricity to affected areas if water is near outlets, then call a plumber. Learn where your main shutoff is before you need it.

Selling

Should I renovate before selling?

Usually, repairs and light cosmetic updates beat big renovations right before a sale. Fix what's broken, paint, declutter, and boost curb appeal first.

Are online home value estimates accurate?

They're a reasonable starting range but can't see your home's condition or recent upgrades. A comparative market analysis from a local agent or an appraisal is more reliable.

What is a pre-listing inspection?

An inspection you order before listing, so you can fix or disclose problems on your terms instead of negotiating them after a buyer's inspection.

Home equity

How do I calculate my home equity?

Subtract what you owe on your mortgage (and any other loans secured by the home) from its current market value. See our home equity guide.

What's the difference between a HELOC and a home equity loan?

A home equity loan is a lump sum, usually at a fixed rate. A HELOC is a revolving line you draw from as needed, usually at a variable rate. Both use your home as collateral.

Does Homesguide offer loans or quotes?

No. Homesguide is an educational resource. We are not a lender or broker and cannot provide loan quotes or financial advice.

Security

Do I need professional monitoring?

Not necessarily. Self-monitoring is cheaper, but you have to respond to every alert yourself. Professional monitoring can dispatch help and may lower your insurance premium.

What's the cheapest way to improve home security?

Solid-core doors, good deadbolts with long strike-plate screws, motion lighting, and trimmed shrubs near windows go a long way for little money.

Solar & energy

Is my roof right for solar?

Roofs with south-, west-, or east-facing sections, little shade, and at least 10 years of life left are usually good candidates. An installer's site survey will confirm.

What is net metering?

A billing arrangement where your utility credits you for extra solar electricity you send to the grid. Rules vary widely by utility and state.

What's the easiest way to lower my energy bill?

Seal air leaks, add attic insulation, use a smart or programmable thermostat, and switch to LED lighting before considering bigger upgrades.
